DenWal Properties & Development Corp. uses an advanced real estate strategy commonly known as Rent to Own or Lease Option. With our program, we conduct the research to identify properties in appreciating areas, conduct the due diligence, and find qualified tenant buyers. 

We work with existing, new, and accredited investors who want an investment secured by real estate. We identify and prequalify the tenant buyers, negotiate the investment deal, do an investment analysis, and manage the day-to-day operation of the investment. 
 

Mindset

Persons accepted into our Homeowner in Training program have a homeowner mentality and not a tenant mentality. This sets them apart! Tenants are approved based on their ability to qualify for a traditional loan within 1 - 3 years, as well as their commitment to the process. They select their home and are responsible for repairs and home maintenance. Our property management and lending teams work with the tenant buyer, their mortgage broker and credit repair specialist to drive a successful purchase within the lease option time-period.

Immediate Returns

Unlike most real estate investments, our Rent to Own program affords you an immediate return once the tenant buyer pays their nonrefundable option consideration, as well as the cash flow from their monthly rent income. With our program we conduct the due diligence, find quality tenants, and all the research to identify deals where the numbers work to your benefit.

Tax Benefits

Investing in real estate offers tax write-offs. Of course, you should speak with your tax advisor to know which expenses you can write off but as an investor in real estate, you may be able to write off:
